How To Quickly Sell Any Property

You can spend countless hours preparing your property for the market, but unless you take care of the little things, it may go unsold for a very long time. It is not enough to do the best possible work; you need to find a real buyer for the property. That said, you need to put yourself in their shoes and look at every inch of the house. Any faults and dings will be used against you, as buyers are always looking for the lowest possible price and constantly trying to get a deal. If you place yourself in the shoes of potential buyers, you can get your property sold as quickly as possible, allowing you to move onto the next deal and keep your business moving forward. Knowing how to sell a property in the shortest time possible is a trait exercised by the best investors. There is no reason you can’t do it.

Regardless of what price point you are selling the property for, buyers will still look at the quality of work and what amenities the house offers. The level of work for a $100,000 isn’t expected to be the same as one for $500,000. However, know that buyers will look at everything. There is a difference between cheap and inexpensive. If a buyer feels that any work was done only to mask bigger problems, you will have issues getting it sold. You can’t just throw some money at the property and expect it to have an impact on the value. You need to look at comparable listings and sales for the market and see how your property stacks up. If you are above the market, your home will sell quickly. If you are below, you need to price the property accordingly, or it will sit on the MLS a very long time.

Any good salesman knows that you should accentuate the positives while simultaneously acknowledging the negatives. For example; a buyer may not know about how the town’s taxes stack up with others around it. If the property is in a low tax base, you need to let your buyer know. The same is true with every positive of the house. Any buyer that views the property should leave with something stating the price and amenities. They may be viewing multiple properties in the same day. It can be difficult to separate one house from another. If they can leave with something to revert back to, it will work in your favor.

In addition to any work that is done, you need to focus on the overall appearance of your property. First opinions have a huge impact with buyers. This means you cannot neglect the exterior of the house. Selling in the winter can be tricky, but it is far from impossible. You need to have the yard looking good, walkways cleared and any debris or clutter removed. Something as small as a wreath on the front door or a new door handle can go a long way with buyers. Once a buyer enters, you want to give a feeling that this is the home for them. This starts with having the house warm and well lit. It also means that the house is clean at all times and has a nice neutral smell. Depending on your budget, and the expected return, you can explore the option of staging the property. If there is not a great amount of square footage, you need to maximize every inch. A staging company can make a boring living room feel full of life and functional. Whether you decide to stage or not, you need to always have the house looking perfect for every showing. Most buyers form an opinion in the first 15 seconds after entering. If you don’t like what you see when you open the door, you need to change how it looks.

It is also important where and how you market the property. If you are using a realtor, they will most likely use the MLS, and possibly some print marketing to generate activity. This doesn’t mean that you cannot use your own network to find buyers. A 45 second video post of the property posted on your social networks can have a bigger impact than anything your realtor does. If the property is a rehab, you can start making posts a few weeks or even a month from the when you expect to list it.
